Indian sandstone paving can look attractive immediately after installation while still containing hidden construction problems. An inadequate sub-base, incorrect drainage fall, hollow mortar bedding or weak perimeter restraint may not become obvious until the patio has passed through several periods of heavy rain, frost and seasonal ground movement.

This guide is therefore not another step-by-step explanation of how to lay every slab. It is an installation inspection and quality-control checklist for homeowners, landscapers and project managers who want to assess whether an Indian sandstone patio is being constructed properly.

Why Inspecting the Installation Matters

Indian sandstone is a durable natural paving material, but the stone cannot compensate for poor construction beneath it. Most long-term patio failures are caused by the installation system rather than the sandstone alone.

Common failures include rocking slabs, cracked joints, standing water, loose edge pieces, local settlement, cement staining and slabs that detach from the mortar bed. These problems are usually linked to one or more of the following:

  • Insufficient excavation.
  • Poorly compacted ground or sub-base.
  • Incorrect finished levels.
  • Inadequate drainage falls.
  • Spot bedding instead of full mortar bedding.
  • Poor adhesion between the slab and mortar.
  • Weak edge restraints.
  • Premature or poorly installed jointing.

Inspection should therefore take place throughout the project. Once the paving has been installed, it becomes difficult to verify the depth and quality of the concealed construction.

Before Work Starts: Confirm the Specification

A contractor's quotation should describe more than the visible paving colour. Before work begins, confirm what is included in the construction.

Ask the installer to confirm:

  • The intended excavation depth.
  • The proposed compacted sub-base depth.
  • The sub-base material being used.
  • The drainage direction and approximate fall.
  • The mortar mix and expected bed thickness.
  • Whether a bonding slurry or primer will be used.
  • The proposed joint width and jointing product.
  • How patio edges and changes of level will be restrained.
  • Where surface water will discharge.
  • Who is responsible for removing excavated material and cleaning the site.

Statements such as “standard base” or “normal installation” are too vague where the construction has not been defined. Ground conditions, slab thickness, patio use and drainage arrangements can vary considerably between properties.

1. Check the Finished Levels

Finished levels should be agreed before excavation starts. Important reference points include the damp proof course, door thresholds, air bricks, steps, drains, inspection covers, lawn levels and adjoining paths.

As a general principle, external paving beside a house is normally kept approximately 150 mm below the damp proof course unless an appropriate alternative drainage detail has been designed.

Warning sign: paving that finishes too close to the damp proof course, covers air bricks or directs water towards the building should be challenged before the installation continues.

Door thresholds require particular attention. A level-access doorway may need a linear drainage channel or another properly designed drainage arrangement. Simply raising the entire patio to meet the door can create moisture and drainage risks elsewhere.

2. Inspect the Excavated Ground

Excavation should remove topsoil, organic material, roots, loose fill and obvious soft spots. A new sub-base should not simply be placed over unstable garden soil.

The excavation depth should allow sufficient space for:

  • The compacted sub-base.
  • The mortar laying bed.
  • The sandstone slab thickness.
  • The required finished level and drainage fall.

For many pedestrian patios, the build-up may include approximately 100 mm of compacted MOT Type 1, a mortar bed of around 30 mm to 40 mm and the paving slab itself. This is a general domestic reference rather than a universal specification.

Possible problems at excavation stage

  • The excavation is shallow and inconsistent.
  • Soft spots remain visible beneath the future patio.
  • Tree roots and decomposing organic material have not been removed.
  • The installer has not allowed for the slab and mortar thickness.
  • Excavated ground is already below the water table or holding standing water.

Soft, wet or made-up ground may require deeper excavation, geotextile separation or a site-specific stabilisation method. A membrane should not be presented as a substitute for removing unstable material or compacting the construction correctly.

3. Check the Sub-Base Material and Compaction

MOT Type 1 is commonly used below domestic sandstone patios because it contains a graded mixture of particles that can compact into a stable layer.

The material should normally be placed and compacted in controlled layers rather than tipped into the excavation at full depth and compacted only at the surface.

A properly prepared sub-base should:

  • Feel firm underfoot without loose movement.
  • Follow the planned drainage fall.
  • Have a reasonably even surface.
  • Remain at the correct depth below the intended paving level.
  • Extend beneath the full paved area and relevant edge restraints.

Warning sign: loose aggregate that moves deeply underfoot, visible tyre ruts, unfilled depressions or sub-base installed directly over soft soil may indicate inadequate preparation.

A vibrating plate compactor is normally used for domestic patio construction. The exact compaction procedure depends on the aggregate depth, ground conditions and equipment.

4. Confirm the Drainage Direction and Fall

A patio should not be assumed to drain simply because it appears level. There should be a deliberate and measurable fall towards a safe discharge point.

Many domestic patios use a fall in the region of 1:80 to 1:100. This is equivalent to approximately 10 mm to 12.5 mm of vertical change per metre. The final specification should reflect the stone finish, site and drainage arrangement.

Check where the water will go

The installation should direct surface water towards one of the following:

  • A suitable garden drainage area.
  • A properly installed linear drainage channel.
  • An appropriate surface-water system.
  • A designed permeable or planted zone.

Water should not be directed onto a neighbouring property, trapped beside a wall or channelled towards a doorway.

Simple on-site inspection

Before the installation is complete, use a long spirit level or straightedge to check that the paving consistently follows the intended fall. After the mortar and joints have cured, controlled water testing may help identify local depressions.

A small amount of temporary surface moisture is not automatically a construction defect, particularly on textured riven stone. However, repeated deep puddles or water flowing towards the building should be investigated.

5. Verify That Full Mortar Bedding Is Being Used

Indian sandstone patio slabs should normally be installed on a full supporting mortar bed. Small dots, isolated piles or a ring of mortar leave unsupported voids beneath the stone.

Spot bedding can result in:

  • Hollow areas beneath the paving.
  • Rocking or loose slabs.
  • Concentrated loading points.
  • Water collecting in concealed voids.
  • Uneven moisture patterns appearing through porous stone.
  • Greater vulnerability to frost-related movement.

Major warning sign: if the installer is placing only four or five individual mortar spots beneath each slab, stop and clarify the installation method before more paving is laid.

The mortar should support the full underside of the slab. The bed should be workable enough to allow adjustment and compaction but not so wet that the paving sinks uncontrollably.

6. Check the Mortar Mix and Bed Thickness

A commonly used mortar mix for Indian sandstone is approximately one part cement to four or five parts sharp sand. Some installers add a controlled amount of soft sand to improve workability.

The exact mix can vary, but the mortar should not be loose dry sand, excessively wet slurry or material that has already started to set.

A mortar bed of approximately 30 mm to 40 mm is often used for domestic patio slabs. The actual thickness may vary locally to accommodate natural stone tolerances and sub-base levels.

Potential mortar problems include:

  • Reusing mortar that has already started to harden.
  • Adding excessive water to revive an old mix.
  • Using a very thin smear beneath irregular slabs.
  • Creating extremely thick unsupported mortar sections.
  • Allowing the mortar to dry before the slab is installed.

7. Check Whether Bonding Primer Is Required

Smooth, sawn or relatively dense sandstone may require a suitable slurry primer or bonding system on the underside. Primer may also be specified as part of a professional installation system for other sandstone finishes.

The purpose is to improve adhesion between the paving and mortar bed. It should normally be applied to the complete underside of the slab and installed while the primer remains active, following the product manufacturer's instructions.

Not every sandstone product has exactly the same underside texture, density or absorption. The installer should assess the product rather than automatically applying one method to every natural stone slab.

A slab that is not properly bonded may become loose even where the mortar beneath it appears solid.

8. Confirm That the Sandstone Is Being Blended

Indian sandstone contains natural variation in colour, tone, fossils, mineral marks and surface texture. The paving should normally be selected from several crates or different areas of a pack as installation progresses.

This is especially important with colours such as:

Even products sold under one colour name will not be visually identical. Laying one entire crate before opening the next can produce concentrated blocks of light, dark or strongly marked stone.

Inspect the colour spread before the mortar sets. Natural variation is expected, but it should normally be distributed deliberately across the patio.

9. Inspect the Laying Pattern and Joint Alignment

The intended laying pattern should be agreed before permanent installation. Single-size slabs may be arranged in stack bond, running bond or third bond, while mixed-size patio packs require a controlled laying plan.

Check the following:

  • The installer has established a reliable starting line.
  • Joint widths remain reasonably consistent.
  • The pattern is not gradually moving out of alignment.
  • Narrow sliver cuts are not being created unnecessarily at the edges.
  • Long continuous joints are interrupted in mixed-size layouts.
  • Doorways, steps and drainage channels are integrated logically into the pattern.
  • Cut slabs are positioned discreetly and securely.

Natural riven sandstone is not manufactured to the same dimensional tolerance as an internal porcelain tile. Some adjustment to joint widths may be necessary, but the finished layout should still appear controlled.

10. Avoid Excessively Narrow Edge Cuts

Very narrow strips of sandstone are difficult to cut, bed and restrain properly. They can also make the patio appear poorly planned.

If the layout produces a narrow cut at one side, the starting position can often be adjusted so the remaining space is divided between two wider perimeter pieces. Another solution is to introduce a deliberate sandstone or sett border.

Pay particular attention to:

  • Door thresholds.
  • External corners.
  • Drainage channels.
  • Steps.
  • Inspection covers.
  • Curved lawn edges.

11. Check Edge Restraints and Changes of Level

The outside edge of a patio should not be left unsupported where the mortar bed or sub-base could spread into adjoining soil.

Suitable edge construction may include properly bedded edging slabs, granite or sandstone setts, kerbs, concrete restraints or another designed retaining detail.

Edges are particularly important beside:

  • Lawns and flower beds.
  • Sloping ground.
  • Raised patios.
  • Steps and ramps.
  • Driveway transitions.
  • Gravel areas.

Warning sign: exposed mortar bedding left against loose soil without a restraint may deteriorate or move over time.

12. Inspect Cleaning During Installation

Cement, mortar and primer should not be allowed to dry on the sandstone surface. The installer should keep clean water, brushes and suitable cleaning tools close to the work area.

Fresh marks should be removed carefully without washing excess cement into open joints or spreading a cement film over the paving.

Greater care is required with:

  • Light-coloured sandstone.
  • Smooth and sawn finishes.
  • Highly textured riven surfaces.
  • Dark jointing materials beside pale stone.

Acid-based cleaners should not be treated as a routine solution for poor site cleanliness. Some cleaning products may alter the sandstone colour, damage jointing or react with mineral content in the stone.

13. Check When and How the Patio Is Pointed

The slabs should become sufficiently stable before pointing or jointing begins. Working on paving too early can disturb the mortar bed and create movement.

Jointing materials may include traditional mortar, semi-dry pointing products, brush-in compounds or resin-based systems. Each method has its own requirements for joint depth, moisture, surface preparation and curing.

Inspect the completed joints for:

  • Adequate filling through the required depth.
  • Firm compaction.
  • Clean edges beside the stone.
  • No widespread cracking after curing.
  • No loose or powdery sections.
  • Correct treatment around drainage channels and movement details.

14. Check the Patio Before Final Payment

A final inspection should take place before the installer removes all equipment and before the project is treated as complete.

Walk across the whole patio

Check for slabs that rock, move or produce an obviously hollow response compared with surrounding paving. Sound alone is not always conclusive, but movement should be investigated.

Inspect the surface levels

Look across the patio from several directions. Natural riven sandstone will not form a perfectly flat internal-tile surface, but there should not be dangerous lips, abrupt depressions or uncontrolled level changes.

Check drainage

Confirm that water runs away from the house and does not collect in significant depressions. Check channels and outlets for blockages.

Inspect all cuts

Cut edges should be reasonably clean and securely supported. Thin broken pieces should not be concealed beneath jointing material.

Inspect the joints

Look for incomplete filling, cracks, loose compound, staining and gaps beside walls, channels and edging.

Check site cleanliness

The finished paving should be free from obvious mortar deposits, cement haze, discarded packaging and construction debris.

Natural Characteristics That Are Not Automatically Defects

Indian sandstone is a natural geological product. Variation should not automatically be confused with poor workmanship or product failure.

Normal natural characteristics may include:

  • Variation in colour and tone.
  • Mineral veining.
  • Small fossils or organic markings.
  • Riven texture variation.
  • Minor thickness tolerances.
  • Occasional iron mineral marks.
  • Differences between wet and dry appearance.

The installer should accommodate dimensional and surface variation during laying. Natural variation does not justify rocking slabs, poor drainage, inadequate mortar support or uncontrolled joint lines.

Installation Problems That Require Investigation

The following conditions may indicate a construction problem:

  • Multiple rocking or loose slabs.
  • Water repeatedly flowing towards the property.
  • Large persistent puddles.
  • Widespread joint cracking shortly after installation.
  • Loose perimeter paving.
  • Visible spot bedding beneath lifted or unfinished slabs.
  • Significant settlement or sinking.
  • Mortar staining that was allowed to cure on the surface.
  • Air bricks or damp proof course details obstructed by the paving.
  • Drainage channels installed without a suitable outlet.

Not every small visual irregularity requires reconstruction. The severity, extent, cause and effect on long-term performance should be considered before deciding on remedial work.

Final Recommendation

A successful Indian sandstone patio depends on concealed construction as much as visible appearance. Inspection should begin before excavation and continue through sub-base preparation, mortar bedding, slab installation, jointing and final handover.

How can I tell whether sandstone has been laid on a full mortar bed?

The clearest opportunity to check is while installation is in progress. The mortar should cover and support the complete underside of the slab rather than appearing as isolated spots or a perimeter ring. Once the patio is completed, widespread rocking or loose slabs may indicate inadequate bedding, but further investigation may be required.

Should an Indian sandstone patio be completely level?
